$25K bathroom renovation...

Featured Replies

We have gone through a whole bathroom renovation. It included removal of walls, relocation of doors, repositioning of water outlets and was finished with mid range tapware. All this come in at approx 15k from memory (although it is possible that the mrs kept some extravagances to herself :P. So I would definitely suggest you follow the advice you have been given and shop around.

Was about to reply with very similar. We did a lot of it ourselves (including the removal of a load bearing wall and replacement of BIG beams), and the cost was around 15K with modest fittings. We'd been told by a few people in the know it would have been a 30K renovation (this is an ensuite!). The price you have been quoted may not be that far off the mark?

To fork out that sort of dough in one go would have been impossible for us. However by taking the time doing it ourselves (whilst having the main bathroom to use still), with sporadic outlay it seemed quite manageable.

Interesting first post.... Are you by any chance associated with said shower screen company wot you linked?

  • As a plumber with over 30 year's in the trade( not sprucing for work) hers a bit of advice. Always get at 3 quotes. Only use companies that someone reliable can recommend. If you dont know 3 then ring

Marc..........you sound like a man out of the same mold as me!

I don't trust anyone to do as good a job as me!

Hence, I've been building, plumbing, electrozzzzzzzzzzzzzz!......etc for many years!

Yeah every time I decide to simply pay someone to do something, the work is below standard and I end up very dissatisfied.

There's not really a trade I won't have a go at. ;)

Mind you......then you have to put up with the Missus nagging that things are taking a while.

Wow, sounds like a big undertaking Victor. One area you may be able to save in is buying your bathroom hardware & tiles at warehouse sales or bulk discounters. It's surprising the nice gear you can find & you save heaps...then just pay someone for the labor. Good luck with it & can't wait to see the results!

Cheers,

Bodhi.

En-suite (2nd bathroom we have done) has floor tiled and shower base in, vanity installed.

Need to get my tiler to do the walls, I'm happy to do the floor but the walls are a different beast. Need to water-proof shower area and paint before he gets here.

Had the toilet installed temporarily for my daughters 21st last Saturday night and was leaking by Monday DOH, anyway it did the job required and is now disconnected again.

Fun fun fun.

I reckon the walls are easier because you have no fall to contend with.

Also, aren't you supposed to do the floor first?

Floor is done, walls next. Nup, just don't like 'em, gettin' a tiler in.

Bah!

Have a go ya mug!

; )

Plenty more cutting on walls (around taps etc.)

Cutting irregular shapes in tiles is a right royal PITA.

But it adds to that feeling of accomplishment upon completion!

I should, but I won't.

I have done most of the work in the house including straightening walls, plastering, arch's, picture rails and skirtings, painting, electrical, feel it's time to give someone else a go. :)

Now that I'm getting on a bit, I still only sub out the grunt work.

We redid two bathrooms - one ensuite to our bedroom, about three years ago.

The main bathroom involved amalgamating a separate bathroom and dunny into one big room. Walls moved. New and larger louvred windows. New access to attic. Floor to ceiling tiling throughout (in both bathrooms). Floor tiling replaced too, of course. Extensive new plastering/painting to both. Completely new fixtures/vanties/basins/showers/toilets/lighting/heat lamps/fans in both (no bath). Cost was about $30k but I did a fair amount of "joe work" alongside the tradies. Turned out very well. We have no complaints.

I've done several bathrooms and kitchens, actually two whole houses for myself and a few other bits and bobs for friends and family.

The first two bathrooms were complete gut jobs, removed everything except the bathtub in the second, all the walls, ceiling and the floor of the shower cubicle. I repoured the entire floor, rehsheeted the walls and ceiling, got a plumber in to relocate the supply pipes for the basin then tiled the entire room. Put in all new taps and shower fittings, new tiles and a new basin on a ceramic stand and new towel rails. All up cost, about 10 years ago for the second bathroom, was $1400. The first bathroom I paid someone to tile and it cost just under $3500 complete in 1992 which wasn't bad then. There was no way I could have tiled that room, there wasn't a right angle in the whole room.

Both kitchens were a similar level of stripout to the bathroom above except in the second kitchen I kept the original cupboard frames, new doors, handles, stainless steel bench top and an additional new stainless island bench and a series of stainless shelves and hanging strips. New walls, paint, taps, etc, all up $1800 in 2006. The first kitchen had some custom cupboards made but I supplied the recycled lead light panels used in the doors making a small but significant saving, that kitchen cost around $6,000 with pretty much all the cost in the custom cupboards. I had to refit a window so we could move the sink around and under the window, new walls, paint etc.

If your handy and don't mind shopping around especially for the runout specials you can save a bomb and still get great results. I still reckon my paint jobs are better than any pro painter would be bothered to do.

I even prefer football that way too, now.

Not quite. This is why we have FM radio. "No static at all!!!"
