You may not experience full 5G because the telcos are probably rolling out 5G in phases.  For SingTel, only certain areas would have 5G, more details can be found at https://www.singtel.com/personal/products-services/mobile/5g#5g-devices2

Unless you’re spending a fair amount of time in those areas, you will be paying for a 5G phone but getting 4G speeds, but if you really need to have the latest iPhone, then by all means, get the 12.

Singtel's 5G is more 4.5G than 5G.

 I went from XS Max to 12 Pro 256G Blue. Direct purchase from Apple.

 

Form factor is smaller as I like it. The Max was a tad too big for me. Overall the phone feels much faster and the display looks sharper and way better contrast. 

 

Other than that, not much difference. I'm not on the singtel beta 5G plan that costs $5 per month and is only available in small parts of the country ?

If the demo set for Iphone 12 Pro Max is available than should go try out because this is the only Iphone that has the Sensor-Shift Optical Stabilisation , something like the Vivo X50 Pro build-in gimbal OIS.
